Do Your Research

Before meeting with potential realtors, you need to know some background information. Familiarize yourself with the local market so that you can have a more informed conversation with a potential realtor. This will also allow you to know what specific questions to ask or concerns to address about your home when you meet with them.

You should also research the realtors you would be interested in working with. Check out their websites and their online reviews. How many listings have they sold recently? Do people seem happy with their results? How long have they been in the business? Is this their full-time job or are they just a part-time agent? Make sure that a potential agent is not only a “real estate agent” but is also a certified “realtor.” A realtor has more training and belongs to the National Association of Realtors. Choose a realtor that comes from a reputable office and has the appropriate credentials to help you.

Now that you have done some preliminary research, decide on a few realtors to meet with. Usually meeting with 2 – 4 realtors will help you choose the one that’s right for you.


Ask the Right Questions

The next step is to schedule a time to meet with each potential realtor. When you meet with them, come prepared with what you want to know. The better questions you ask, the more you will get out of the meeting. Hopefully you have gained some prior information from your research and can therefore ask more pointed questions.

Always ask a potential realtor about how they will market your home. What do they think the best listing price range would be? Make sure they offer you data, such as comparable sales, to explain their range. Ask about how they would market your home in terms of open houses, photos, staging advice, etc. You should also ask about their professional network. Do they have other professionals like mortgage brokers, home inspectors, or title companies that they trust?

These questions are to make sure that the realtor knows their stuff and can appropriately assist your needs.


Go With Your Gut

Once you have done your research and met with realtors, choose the one that you feel best about. You want to make sure that you and the realtor are on the same page. You also want to feel that you can trust your realtor and really rely on them. Opt for someone who is approachable and friendly and who will actively listen to all your needs and concerns.

At the end of the day, you want to make this experience as smooth as possible. And that’s much easier when you get along with your agent!
